Real estate development is the most represented asset class in French crowdfunding. The investor lends to a developer financing a construction project (housing, residences, buildings) who repays capital and interest upon project completion, funded by sales to buyers.

Returns are among the highest in the market (8–12% / year), in exchange for real risk: construction delays, sales difficulties, real estate market downturns. The developer's financial strength and pre-sales rate are the two key indicators to analyse.
