Finance the acquisition, renovation and resale of properties over the short term.
A property dealer (marchand de biens) buys one or more properties (apartments, buildings, commercial premises) to resell after renovation, subdivision or change of use. The operation is shorter than traditional development (typically 6 to 18 months) and depends on the operator's ability to create value through the transformation of the asset.
The main risk is tied to resale: if the market turns or works are delayed, the operator may not achieve the planned margin. Guarantees (first-ranking mortgage in particular) are essential to protect the lender.
CrowdPickr analyses the appraised asset value, LTV (loan-to-value), operator experience and local market liquidity before assigning a project score.
